  Finish Powders When Burnished

Improper floor pad selection. Use a soft, synthetic pad with soft finishes such as Eccothane (#274), Spectacular "Plus" (#239) and Silhoutette® (#281). Use a more aggressive pad with hard finishes like Durabrite® (#253), Pro-Brite™ (#290) and Pureshine™ 25 (#216).
Floor pad not cleaned and turned often enough. Be sure to keep pads free of debris and replace them when worn.
Over-use or misuse of restorer. Follow label directions carefully on all restoration compounds.
Floor not properly mopped and cleaned prior to burnishing. Always thoroughly clean floor before burnishing.

Moisture standing on finish. Always trail mop after auto-scrubbing. Do not let moisture stand on floor. If ghosting will not disappear on its own, top scrub finish using Citrus Scrub 'N Shine (#525) and apply one or two coats of finish.

Floor is accidentally contaminated with food or another compound Promptly remove spills from floor.
Floor is unknowingly contaminated with silicone-type cleaner. To remove slickness, top scrub using CItrus Scrub 'N Shine (#525). Note: A silicone or solvent-based product such as furniture or stainless steel polish will create a slippery floor, even in small concentrations. Use these products with caution around finished floors.
Floor is not dust mopped or cleaned enough. Top scrub using Citrus Scrub 'N Shine (#525) and apply one or two coats of finish. Note: Mop drag is a good indication of this problem.

Blacktop parking lot recently recoated. Deep scrub using Citrus Scrub 'N Shine (#525) and apply one or two coats of finish. Note: Coal tar contamination from freshly sealed parking lots can only be controlled through extensive matting and proper cleaning.

  Finish Worn Off In Traffic Lanes

Solution
Insufficient dust mopping. Removing particulate soil (grit) through frequent dust mopping is critical to extending finish life. Try deep scrubbing using Citrus Scrub 'N Shine (#525) and apply one or two coats of finish. If this doesn't fill in traffic area, stripping may be necessary.
Improper or insufficient floor matting. Walk off mats should be run perpendicular to the doorway so at least 5-8 steps are taken on the matting. Trapping soil at the door keeps it off the floor and greatly extends the life of the finish.
Improper finish. Hard finishes abrade quicker from the floor. In areas of heavy sand or infrequent dust mopping, a softer finish such as Eccothane (#274) will perform best.

  Finish Has Taken On Alligator Skin Look

Solution
Ice melter contamination. Increase length of matting at entranceways and cleaning frequency of mats. Make sure to spot mop entranceways thoroughly when ice-melting compound is being used and to change mop water frequently. Use Blue Concentrate (#2085) in place of Nu-Tral Cleaner (#507) for more thorough cleaning. Minor damage can be repaired by deep scrubbing using Citrus Scrub 'N Shine (#525) and apply one or two coats of finish. Severe damage will need to be stripped.
Chemical contamination. Strong chemicals such as bleach, phenols, acid and caustic can cause alligatoring. Minor damage can be repaired by deep scrubbing using Citrus Scrub 'N Shine (#525) and apply one or two coats of finish. Severe damage will need to be stripped.
